Design and construction of new company offices, workshop and yard area. Works included the demolition of existing buildings which were previously a garden centre, the removal of arising, groundworks and site preparation, new car parking and yard facilities suitable for industrial use and installing and connecting utilities. The project was completed on schedule and met all operational requirements. The site now serves as our operational base, showcasing our commitment to quality and functionality.
The scope of works included the following:
- Delivered a full design and build project for new company offices, workshop, and yard facilities
- Managed demolition of existing garden centre buildings, including site clearance and removal of all arising materials
- Coordinated groundworks and comprehensive site preparation to enable construction
- Led and supported design development to ensure the facility met operational requirements
- Oversaw construction of office and workshop buildings, ensuring quality and functionality
- Managed installation of new car parking areas and industrial-grade yard surfaces
- Coordinated installation and connection of utilities (water, electricity, drainage, etc.)
- Managed programme, contractors, and resources to ensure timely project delivery
- Ensured compliance with health & safety and environmental regulations throughout
- Liaised with stakeholders to align design and delivery with business needs

- Demonstrates comparable experience in demolition, site clearance, and redevelopment, including removal of existing buildings and preparation for new infrastructure
- It also demonstrates our ability to manage construction logistics, health and safety, and stakeholder coordination on a live site as well as our ability to manage utilities, groundworks, and phased works, consistent with the project’s requirement for coordinated infrastructure delivery.
- Proven delivery of car park and external works, including surfacing, drainage, and layout design, directly reflects the scope of the Ysgol y Faenol scheme.
- Demonstrates our experience delivering projects adjacent to major roads requiring careful coordination of access and egress arrangements to maintain safety and traffic flow.
Relevant constraints and how they were managed:
Constraint: Limited access and egress points adjacent to a busy main road posed traffic and safety risks.
Management: Coordinated all vehicle movements with traffic management plans, scheduled deliveries outside peak times, and ensured safe entry/exit routes for construction vehicles.
Constraint: Existing structures contained potentially hazardous materials requiring safe removal.
Management: Conducted pre-demolition surveys, engaged licensed contractors for hazardous material handling, and ensured compliance with environmental and health & safety regulations.
Constraint: Existing utilities required careful management to avoid service disruption.
Management: Mapped all services prior to works, coordinated with utility providers, and scheduled works to minimise operational impact.
Outcomes or lessons learned:
- We learnt the importance of Phased activities and scheduling of construction activities optimised productivity in a constrained site, demonstrating the value of detailed logistical planning.
- Lessons learned in coordinating design development with construction requirements strengthened future design and build project workflows, particularly for projects adjacent to sensitive environments or major roads.
- Scalable best practices for future projects by establishing procedures for managing noise, dust, access, and safety on constrained or sensitive sites that can be applied to similar public sector or high-profile projects.
